TPS Amendment No. 194
The City is proposing to amend Town Planning Scheme No. 2 to:

Change the density coding of the lots that have one boundary alongside Verdun Street from R10 to R30 in order to bring this proposal in line with the sites originally part of the Hollywood High School site that face Verdun street; and

Insert a new Clause 5.3.12 into Town Planning Scheme No.2 as follows: ‘in the area affected by Scheme Amendment 194 any newly created corner lots located on the corners of the north/south aligned streets (i.e. Burwood Street, Croydon Street etc) and Verdun Street shall have its primary setback along the boundary facing the north/south aligned street so that future developments on these lots contribute to the streetscape of the street.’
Amendment No. 194 is considered to be appropriate for the following reasons:

It contributes towards the objectives of the City of Nedlands Strategic Plan, as it will promote the development of a more consistent streetscape along Verdun Street by encouraging the development of housing stock similar to the new housing created as part of the redevelopment of the Hollywood High School, and creates a transitional area between the non residential health landuse node to its south and the low density residential areas of the remainder of North Hollywood.

It will contribute towards meeting the City’s housing targets under Directions 2031.

The location for this increase in housing stock is desirable as the area abuts a specialised centre identified under Directions 2031, and in accordance with this document, development which increases housing and employment opportunities in this area should be encouraged.
The locality plan below indicates the sites to be affected by Town Planning Scheme Amendment 194.
