Occupancy Permit Strata for commercial buildings

There are two ways an Occupancy Permit Strata application can be submitted to the City for approval.

1. Certified
  • Documents relating to compliance of the completed building are supplied to an independent, registered Building Surveying Contractor.
  • A Certificate of Building Compliance (CBC) is produced and signed by the Building Surveying Contractor.
  • An application form for an Occupancy Permit Strata (BA11) is completed and signed by the applicant.
  • The Application form along with the following is submitted to the city;
  1. Certificate of Building Compliance (2 copies of)
  2. All plans and documents listed on the CBC (2 copies of)
  3. Fees as applicable to the application

A complete application will be assessed and an Occupancy Permit Strata will be issued within 10 working days (commencing the day after receipt). If the application is incomplete, an official request for further information will be sent to the applicant.

Important: An Occupancy Permit Strata does not allow for occupancy of the building. It is issued for the purposes of strata division only. Application as per Occupancy of a commercial building is required prior to occupation of the building.

2. Uncertified

  • An application form for an Occupancy Permit Strata (BA11) is completed and signed by the applicant.
  • The Application form along with documents relating to compliance of the completed building is submitted to the city. (see checklist 7 for required documents and plans)
  • Applicable fees are paid to the city.

A complete application will be assessed and a CBC, Building Approval Certificate Strata and an Occupancy Permit Strata will be issued within 25 working days (commencing the day after receipt). If the application is incomplete, an official request for further information will be sent to the applicant.

Building Approval Certificate Strata for residential buildings 

There are two ways a Building Approval Certificate Strata for residential buildings application can be submitted to the City for approval.

3. Certified

  • Documents relating to compliance of the completed building are supplied to an independent, registered Building Surveying Contractor.
  • A Certificate of Building Compliance (CBC) is produced and signed by the Building Surveying Contractor.
  • An application form for a Building Approval Certificate Strata (BA15) is completed and signed by the applicant.
  • The Application form along with the following is submitted to the city
  1. A survey diagram identifying the proposed lots;
  2. Certificate of Building Compliance (2 copies of);
  3. All plans and documents listed on the Certificate of Building Compliance (2 copies of); and
  4. Fees as applicable to the application

A complete application will be assessed and a Building Approval Certificate Strata will be issued within 25 working days (commencing the day after receipt). If the application is incomplete, an official request for further information will be sent to the applicant.

4. Uncertified

  • An application form for a Building Approval Certificate Strata (BA15) is completed and signed by the applicant.
  • The Application form along with documents relating to compliance of the completed building is submitted to the city. (see checklist 6 for required documents and plans)
  • Applicable fees are paid to the city.

A complete application will be assessed and a Certificate of Building Compliance and a Building Approval Certificate Strata will be issued within 25 working days (commencing the day after receipt). If the application is incomplete, an official request for further information will be sent to the applicant.

Fees

Minimum fees is $104.65, or

$10.60 for each strata unit covered by the application, but not less than $105.80.
